🏠 Renting out an inherited apartment : turning unoccupied property into rental income

Introduction

Step 1 : Visit, assessment and rental strategy

From the very first contact, we organized a complete visit of the property, with one of our agents on site, accompanied by a renovation expert. Thanks to a live video feed, Lucie was able to follow the visit from her home.

Step 2 : Work, furnishings and preparation

Lucie has agreed to take charge of :

Refresh white paint throughout the apartment

Purchase of compact appliances: fridge, induction hob, microwave, washing machine

Neutral but warm decor (picture frames, lamps, curtains)

The entire project was managed by our local partner craftsmen, with photos sent in weekly and Lucie approving each stage.

Step 3 : Putting the property online and selecting candidates

Once the apartment was ready, we organized a professional photo shoot, wrote an attractive advert, and advertised the property on several platforms : LeBonCoin, SeLoger, Bien’ici, as well as our own customer database.

Within a week, we had received 18 applications, including several profiles of young professionals working in the wine and tourism sectors. After analyzing the applications (income, stability, guarantor), three candidates were shortlisted.

Lucie was able to attend a video interview with each of the profiles. Her choice fell on Claire, 27, events manager for a Bordeaux caterer, with a civil servant parent as guarantor.

Step 4 : Signature, insurance and rental management

We have :

Prepared and signed the one-year renewable furnished lease

Had the digital entry inventory signed

Taken out unpaid rent insurance to secure your income

Set up the rental management mandate, allowing Lucie to take care of nothing

The rent was set at €1,835 including charges, with direct debit, monthly statement and access to a secure extranet to track receipts.

Step 5 : Follow-up after the tenant has moved in

Three months after signing, everything goes perfectly :

The tenant is satisfied

No deterioration noted

Lucie has already received €5,505 net, and plans to reinvest this money in another rental project.
