This is exactly what happened to Lucie, a dynamic 32-year-old executive from Luxembourg, who recently inherited an apartment in Bordeaux following the death of her aunt.

The context : a remote, unused and non-optimized inherited property
The apartment Lucie inherited is located in the Chartrons district, a popular area of Bordeaux. It’s a 47 m² T2, on the second floor of a small old building, without elevator, with original parquet flooring, rustic kitchen and little modernization over the past fifteen years.
Lucie lives and works in Luxembourg. This means she can’t manage the rental herself, nor take care of any renovations. She’s hesitating between selling or renting, but is leaning towards long-term rental, to generate additional income.

Step 1 : Visit, assessment and rental strategy
From the very first contact, we organized a complete visit of the property, with one of our agents on site, accompanied by a renovation expert. Thanks to a live video feed, Lucie was able to follow the visit from her home.
The diagnosis revealed :
An outdated kitchen in need of partial replacement
A functional bathroom in need of refurbishment
Excellent rental potential due to location
Correct door frames, no major work required
Estimated rental value of €1820/month after slight modernization
We proposed a furnished rental, better valued in Bordeaux, with simple, elegant and functional furnishings.

Step 2 : Work, furnishings and preparation
Lucie has agreed to take charge of :
Refresh white paint throughout the apartment
Laying new vinyl imitation parquet flooring in the kitchen
Installation of standard furniture, including double bed, desk, dining table and sofa
Purchase of compact appliances: fridge, induction hob, microwave, washing machine
Neutral but warm decor (picture frames, lamps, curtains)
Duration of work : 3 weeks
Total budget (including furniture) : €14,900 inc.
The entire project was managed by our local partner craftsmen, with photos sent in weekly and Lucie approving each stage.
Step 3 : Putting the property online and selecting candidates
Once the apartment was ready, we organized a professional photo shoot, wrote an attractive advert, and advertised the property on several platforms : LeBonCoin, SeLoger, Bien’ici, as well as our own customer database.
Within a week, we had received 18 applications, including several profiles of young professionals working in the wine and tourism sectors. After analyzing the applications (income, stability, guarantor), three candidates were shortlisted.
Lucie was able to attend a video interview with each of the profiles. Her choice fell on Claire, 27, events manager for a Bordeaux caterer, with a civil servant parent as guarantor.

Step 4 : Signature, insurance and rental management
We have :
Prepared and signed the one-year renewable furnished lease
Had the digital entry inventory signed
Taken out unpaid rent insurance to secure your income
Set up the rental management mandate, allowing Lucie to take care of nothing
The rent was set at €1,835 including charges, with direct debit, monthly statement and access to a secure extranet to track receipts.
Step 5 : Follow-up after the tenant has moved in
Three months after signing, everything goes perfectly :
Rent is paid on time
The tenant is satisfied
No deterioration noted
Lucie has already received €5,505 net, and plans to reinvest this money in another rental project.
